Hello, my name is Ophilia,

I didn't think that I would ever be this person, yet an emergency or desperation inspires creativity, inspiration and severe humility. Opinions of me taking this step do not matter. I shall do whatever it takes to assist my daughter and my granddaughter with securing their home. The goal is for a down payment and whatever other fees.

This is an emergency with time contraints.

I'm fund raising for my daughter and granddaughter who are about to lose their home of 10 plus years by the end of February 2025.

It is a privately owned condominium which has been sold without giving her a heads up that it was placed on the market.

Christmas is a time for celebration. However Christmas 2024 was a time of heartbreak, tears and stress for our little family.

On December 21st, my daughter received an email from her landlord stating that he is coming to her home on December 23rd, 2024 for maintenance checks.

My daughter requested that the maintenance check be done after Christmas. She then received a link taken from the Landlord and Tenant Board website which states that she's been given 24 hour notice, so she must oblige.

I felt a little uneasy that he was insisting on coming just before Christmas, so I went to my daughter's home to be with her and my granddaughter.

My daughter had asked this landlord several times to come and fix the leaky pipe in the kitchen and the bathroom for years. He never came.

The day of, the landlord came in with his wife and she was holding her phone up. After some time I asked her if she was recording? She was! She did not inform us that she was recording for the record. She simply pretended that she was recording all of the items which needed addressing. I made a decision to not engage her about it as to not cause any problems for my daughter.

I'm not sure if she was recording to see the items that had to be fixed or if she was recording for buyers, as no one had ever come to see the condo.

After checking all that had to be fixed, He states that he shall come the following week to fix the issues.

He then hands my daughter an envelope and says, "The condo has been sold. You have to leave in 2 months!"

As you can imagine, being told you have to leave your home of 10 plus years within 2 months, in the winter, with your 14 year old daughter, is shocking and devastating news.

In tears, my daughter asked why she did not receive a heads up when he placed the condo on the market because 2 months is not ample time, or to give her the opportunity to purchase?

He became uncomfortable and replied sheepishly, that his lawyer told him he didn't have to tell her, he only needed to give her the legal requirement of 2 months.

I explained to him that it costs nothing to have courtesy and to be kind. Especially since she has been living there for 10 plus years and she has a child.

Seeing my daughter upset and in tears, moved him, I guess. He then said, if my daughter's willing to pay a higher amount than the buyer, he's willing to sell the condo to her.

He said that the condo sold for $350,000 he has requested a higher amount of, $360,000 in order to break the contract with the buyer as there is a fee for breaking the contract.

This could not have happened at worse time.

It is was 2 days before Christmas.

Secondly: Like many, my daughter and many of her coworkers in Toronto and Montreal were laid off and she has been job hunting to no avail.

Added to that:

1) The cost of rent in Toronto is astronomical.

2) The cost of rent for a two bedroom apartment right now, is double, if not more than what she is currently paying. Also her place is quite large and finding a place of that size for that rent is next to impossible.

3) Just simply finding a home right now is overwhelming because there are so many people in need of a home.

4) It is the middle of winter, so going to look for homes when she does not drive shall add to the stress.

5) The process of getting an apartment is a journey now with all that is required of prospective tenants. Then the waiting process of hoping that you are the one picked out of everyone who applied.

I sadly cannot assist them, because I had a severe back injury which became worse after a terrible car accident. I have been off work, now I too am job hunting. I cannot assist them with this astronomical feat and it breaks my heart.

I realized later that this was done strategically because my daughter would have possibly left and found a new place, which would have left the condo empty, with him covering the fees until it was sold.

I do understand that it is business and not personal, even though feels very because my daughter and my granddaughter's lives shall be greatly impacted.
