BUILD an "Ecosystem" for a Hawaii Island Town

Donation protected
DEFINITION: ec·o·sys·tem
/ˈēkōˌsistəm/
noun: ecosystem
(in general use): a complex network or interconnected system. "Silicon Valley's entrepreneurial ecosystem"

THIS PROJECT is the FIRST OF IT'S KIND in the State of Hawaii, as a GREEN building project that plans to incorporate up to 90% off-grid components, with environmentally-friendly materials on the interior and exterior, in a universally-designed 2-story structure on 19,436-sq.ft. of commercial-village zoned land in downtown Naalehu -- a well-travelled "pocket" in the southern tip of Hawaii island.

This "Ecosystem" concept -- "Naalehu INN"
This project starts with the ability to house 7-guests overnight in the downtown area where there is nothing currently available. Next, local farmers, ranchers and fisherman can grow their businesses supplying the restaurant with fresh ingredients. The restaurant can be used as a launch pad for local culinary students both from the high school and community college in Hilo. Local artists, sculptures, and retailers can provide products for the gift shop and walls of the INN to have a venue for their items. Local bakers, snack-makers, coffee and tea farmers in the District of Ka'u would now have a retail venue for their products to be sold, sampled and incorporated into the menu at the Ka'u Coffee & Tea Company shop and used at the restaurant. People could register for cultural classes, exercise classes, special events or training/meetings with the reservations desk. This INN would bolster the economy and rejuvenate the community as a place were everyone can benefit.

The Area
With an influx of homes being built, land being purchased the Naalehu downtown is in need of basic services. A parcel has just become available and we have started a discussion with the land owners, as well as developed the conceptual designs to start a dialog with our professionally licensed engineers, architect, and general contractor to obtain cost estimations for the project.

This is a unique opportunity for an already commercially zoned parcel in the downtown, which commercial land in the area is limited. And with the lack of places to stay for travelers to the area, people building homes and families visiting from outer islands to stay throughout this 53-mile expanse from an elevation of 4,000-feet down to the water's edge, this project continues to resonate as a benefit to the local community. Currently vacation rentals, a couple of bed & breakfasts or already overpacked family homes are the only options available and none are in downtown Naalehu where local businesses can benefit from the foot traffic.

This project is located directly on the only highway that goes around the island, Highway 11 and will be the only INN due to the lack of parcels and Hawaii County zoning availability for this part of the island.

Building GREEN
The project will be the first of its kind in Hawaii that will incorporate a 90% off-grid application of solar panels and a lithium iron-phosphate battery system that does not ignite like its competitors. The proposed fire suppression system is a non-toxic, dry chemical that will not damage the surfaces, but will suppress the fire without water, thus saving water for the community. Trash will be recycled or composted and provided to local farmers or vendors that have the ability to repurpose these non-solid waste components into agricultural or consumer products.

The SITE
Nāʻālehu is a community in Hawaiʻi County, Hawaii, United States. Nāʻālehu is Hawaiian for "the volcanic ashes". It is one of the southernmost communities with a post office in the 50 states of the United States.

THE NAALEHU INN
The Ground Floor will have a restaurant, a gift shop, coffee & tea shop, plus an event/meeting room. Public restrooms, ample seating areas and a reservations desk to not only book your overnight stay, but attend classes held in the event room.

The 1st Floor has an elevator and open staircase that brings you up to access the outdoor patio, then as you turn towards the rooms, the floor opens to breezeways that provide access to each of the 7-King bedrooms and 3-Management Staff Apartments(to ensure quality staff for the Inn), universally-designed room entries surround a cut-out to the Ground Floor lounge below and the glass-ceiling panels to the sky above. With the natural light and LED lighting throughout, guests experience the outside in, while offering the perfect energy efficient illumination day or night. A small gym on this floor is available for guests and monthly members. Next to the gym entry is a security entry door for Staff access to the employee-only 1st level parking deck.

WE WOULD BE HONORED to have your support, from people that understand the heart of Hawaii, in that, not only would the local community farmers, ranchers, fisherman and retail visionaries prosper, but many other people traveling around the island that make this District of Ka'u, the southern tip of Hawaii island, a destination for specific tourist sites including: Punaluu Black Sand Beach, Green Sands Beach, the South Point Jump and the Punaluu Bake Shop. The main city hubs from this area: Hilo 67-miles, Kona 56-miles – everything along the paths close by 6pm or earlier.

TRANSPARENCY
I am the Founder & CEO of Stargazer Industries Inc., a Native Hawaiian, Woman-Owned business on Hawaii island established in July of 2016 that has been on a research path towards affordable housing products with the County & State; has reached out to more than her share of non-profits, grants and cultural organizations to no avail; built a protype of the 'Tiny House Big Island Homes on Wheels' product line in 2019 for a client; supported the County adopting the building code for permitting the tiny home products; battle on sales with those that build unpermitted on an island that is complaint driven with enforcement; to be shut down by COVID in the Hawaii construction industry in 2019-2021; have my Mom pass away of cancer in my arms after caregiving her from 2019-2021 and in the home that my mother had purchased 8-months prior as a 1st time home buyer at age 81; to an optimistic and bountiful project list in 2023 with the Department of Hawaiian Homelands, a Maui non-profit, and a potential homeowner on Hawaii island that never materialized by year end, thus we are a company, yes, but without the means, and asking people help to bring this project to reality.

With a period of reflection prior to New Year’s Day, gears were changed from my persistent affordable housing efforts to get in front of the County and Governor's office, again to no avail. I decided to develop more of a community specific idea, giving new life to a commercial lot in downtown, bolstering area where the community itself could prosper from their infusion of farm fresh produce, meats, cheese, fresh fish and products designed by local artists. It could have a place to meet over coffee after attending a lecture, taking an exercise class or learning about the cultures that are of Ka'u, taught by those of Ka'u.

My goal for Stargazer Industries is still affordable housing that is solar-electric, self-contained and can be built on any terrain without hook-ups; but after lessons learned in 2023, we seek to develop subdivisions with our tiny home products on our terms and with funding from projects that we can create that not only benefit others, but that can be embraced with a greater desire to have supported.

We have one venture that might help put some pennies into our piggy bank coming up, while creating a renewable and sustainable industry on Hawaii island with the Eucalyptus groves that encompass the island. The wood, once harvested, can be milled for non-structural construction applications. Then, as harvesting takes place, replanting compliments the process to provide that sustainable path. We are in talks currently to provide the products to the general public through the local and national big box stores. This is one way Stargazer Industries is trying to help get this project funded too.

I'm hoping that with our efforts to continue to find ways to benefit others as we grow, AND WITH YOUR HELP, together we can start moving forward sooner than later.
