Property building site must be by-law planning approved for SMHPM construction Microsites.
Electrical and plumbing, permitted and certified installation.
House will be built to standards in a bedroom, kitchen and bathroom.
Homes will have in-floor heating, on demand hot water heater.
Window package will include triple pane windows, escape window for each bedroom, one five ft sliding glass door in living room.
Outside walls will be six-inch walls for maximum R-value, well-insulated ceilings and floors.  
The kitchen will include five major appliances, venting outside hood fan.
Bathroom, regular sized tub and shower, room ventilation
Outside patio, garden beds and storage shed.
The bedroom will fit a king size bed dresser and a closet.
Main entrance door will conform to modern high standards for insulation and security.
Shelter allowances included for a family will allow for more bedrooms and proportionate sizing.
SVPF will offer mortgages to all that can offer pre-authorized shelter allowance payments, retirement pensions, disability incomes and trust funds.
Through community support, donations, volunteer labour, donated materials and low-cost land, SVPF will guarantee home ownership mortgage based on provincial shelter costs.

SunRay Village Paradigm Foundation  Port Alberni city supported programs                                                                                                  SunRay Village Paradigm Foundation, has developed four basic programs, for community development. Micro-housing home ownership mortgages, Farmworkers Food farm & housing initiative on Agricultural Land Reserve  (ALR), SunRay Village community support centres, youth and community programs and Job Harmony work Programs in Non-Timber Forest Products(NTFP), for persons with disabilities. SunRay is a new charity foundation, with numerous charities available to facilitate the foundations' basic programs, SunRay realized that none fit the ideals to carry the programs forward.

  The micro-housing principle is based on social assistance shelter allowance of three hundred dollars and affordable homeownership. The program will offer mortgage security to mortgage lenders. Presently the affordable mortgage rate, fifty-two thousand at five percent. As low as this seems a Microhouse can be secured for this value through a combination of community programs, such as volunteers worker, donated and reduced material cost, government assistance guaranteed direct mortgage payments, low-cost building sites and family and friend support. SunRay a new foundation will accept donations to be kept in a trust fund as a guarantor on Micro-housing mortgages, to eliminate down payments.

  Farmworkers Food Farm & housing initiative is a basic program to put farm worker on the land in a yearly housing and long-term work security.  Passing ACRD-ALC ALR Agricultural Land Reserve statute that will allow the ALC  to issue Farm Worker Permits, allowing for one hundred thousand Farmworkers to move onto the land here in the Alberni Valley. Starting one hundred thousand food farms, under-regulated intensive certified organic food farms codes, developing a world-class food market in ACRD-ALR, The ALC with a small tweak to the regulation, can be creating individual farm worker plots with reasonable shelter allowance (already in the code) and all year round residency. I believe this could be done per hectare, a little over two acres. These farmer plots must be registered and maintain an average production. and could be added to many ten acre or so trophy farms right away. Heavy regulations on production, no low-value crops like wheat, only wholesale market certified organic food, ready for international markets.

   SunRay Village community support centres Projects involves securing, old schools and other building in the community that can be returned to community service. Sunray Village programs are available to the public, including house and living management programs. Student residents of the village in the home and income management and homeownership programs are a huge part of our projects. Community support and programs and low-cost building rentals for community project and events, available for family and youth programs in the community.

   We will be doing a community assessment on what kind of programs should be offered in the Village and the outside community,  suggestions will be appreciated.

  Job Harmony work programs give jobs to everybody that wants one, in the supported disabilities work programs, support by the government. Keeping people with disabilities active is a major priority for social living, programs financially supported. This program is dependant on a Non-Timber Forest Products NTFPs, these products are piecework oriented, and special labour concession can be made, much like the newspaper deliveries.  Developing an NTFP floral processing, storage and sales office

We are developing a project for Port Alberni, that will develop homeownership housing for all, with no down payment. Poverty issues are eliminated, with employment opportunities for all, as well as a community centre for arts, recreation and entertainment. This project will shift the village paradigm to include all of humanity.

Our objective is 

To build and mortgage one hundred and fifteen micro homes for people of low income, at startup.
utilize the buildings for:    

Community Farmworkers farming projects
Non-timber forest product (NTFP’s) harvesting, processing, marketing
Community kitchen and cooking classes
Monthly finance meeting and check-ins
Arts program, Drama, Music, Recreation
Health and wellness programs
Farmers markets and other coop events
Common area
Community Garden and Solar Powered Greenhouse

The Sunray Village Initiatives and Projects is a combination of Homeownership, low-income mortgaging, Farmworkers Food Farm & Housing Initiative And  Harvesting Non-timber forest products projects.

Social programs, personal on-site support, supportive housing, commercial kitchen, employment programs and supported job harmony work programs.

    The Sunray Village primary focus is on Co-op model living to find 25 people in Port Alberni looking to better their lives and be offered a home. Home ownership is possible in the Micro Housing project. The buildings connected to the property offer a wide range of possibilities; Farmers markets, Office rental, Workshops, Computer Drop in’s, Events, Birthdays parties, Weddings, NTFP’s processing and storage.  

  The ideas are endless; all projects will be based on community need assessments and Sunray Village Society membership. This project is based on information from other successful programs in other communities and interviewing various residents in the Port Alberni area. The buildings would be available not only for the residents but would open up a huge amount of social programs for people in the Port Alberni community.

Timeline

The project has 5 phases

1) The community needs assessment and development of the site, Purchase property, financial budget plan, and team plan for housing designs.
2) Organize housing plan for approval, Organize building space, Go over housing applicants with Board of directors and a representative of Port Alberni City hall, Prepare Community garden. Start housing construction, Develop Sunray employment strategy.
3) Take care of all financial support and budget plan for the housing project. Coordinate with all Port Alberni support programs for info sessions and potential partnerships.
4) Promote available programs and projects for Sunray village. Start all employment programs developed,
5)  Finalize all responsibilities for Staff and membership.

The Micro-housing project is a new idea in B.C. but clearly other programs of similar nature have been looked at as a huge success. The project will be reviewed and recorded as a pilot project.

The project's description

PASS  (Port Alberni Support Services)

PASS is a website being developed in the future with an App and a monthly newsletter listing all the available resources, for people with low incomes Food, housing, advocates and employment and training programs.

The Micro Housing project
 The model we are looking at utilizing for this project is one based in Detroit by a Reverend Faith Fowler. People would apply to own a house. The important part is the homeowner has to take part in the housing, from security to construction. Community projects to working on the housing project as payment for community support program, of volunteers and donated materials.

Non-Timber Forest Products Processing and Storage Center
This project is a buying station for Non-Timber Forest Products in the ACRD area, Items like Salal, Sea Asparagus, Mushrooms, and Berries etc. There are over 200 Non-Timber forest products. Our hope is to put together crews of a driver, Trainers and First aid personnel to teach harvesters of the ACRD area how to harvest Non-Timber products.

Community Kitchen Program and the good food box
Residents can be involved in a healthy cooking program, Access to buy wholesale prices, offset with cash and food donations, buy fresh fruits, vegetables, meats as well as basic food needs at a fair price.

MICRO HOME OWNERSHIP

   Seems to SunRay If we are going to pay for housing for the disadvantaged for their entire life, we might look at purchasing a home for them, and under a simple management scheme help them manage their money.

  People think government affordable housing is the answer, most people that are in them describe them as a jail, and People with disabilities are sloshed around, like a bucket full of dirty water in a school hallway. The objective is to create inexpensive homeownership, Farmworkers attached to small plot Certified organic food farms with year around Housing. The development of a marketing infrastructure and associated buildings and assets. Primary commitment to Youth, charity, and public service.  A huge part of the project will involve setting up social programs: Drama groups, Art classes, and Music and employment projects available to everyone.

Our focus for the village site is to develop a model including a small farm and greenhouse as an example of what we can develop in Port Alberni for another project we will be working on in the future.

  Managed a floral harvest company for three years and acquired the exclusive harvest rights to vast tracts of land from Sooke to Campbell River, I was the sole owner of Mountain Evergreens Wholesalers LTD company. He has been involved in the floral harvest from a land base covering the south island until present.

  A number of complete landscaping contracts,  Home construction and renovations.

   I have always been interested in the rocks from the day's when I harvested Salal on Texada island in 1968. Lately, I have realized the true Karmutsen and believe this will lead to a huge mineral discovery. and so let the games begin.

Bear has been involved in safe housing for Youth, Community Centers, and Friendship Centres. Programs like Re-discovery International ( board member for three years) Vancouver Friendship Center (on the board for three years) He spent most of his life fundraising and developing small programs like Drama, Music, Art. He was the Coordinator of The Native Youth Workers Training Program for Native Education College in Vancouver for three years.  Also worked for Kwakiutl Band as the Economic Development officer for 2 years.

Bear has been researching and developing programs for Non-Timber Forest Products (NTFP) with focus on promoting Harvesting and selling NTFP’s in the Port Alberni Area, Bear worked on NTFP projects for over 15 years.  The project has the potential to employ over a hundred workers by the end of the first year of operation

Other skills include:  Advocating for people with disabilities, Craft making, Fundraising, Teach Drama, Music and Art, Level 2 Amateur Boxing Coach,  Small business management, Anger management, Aboriginal rights advocate.
