UPDATE: We've hit another snag. A big one.

AFTER receiving our mortgage pre-approval, AFTER putting an offer in on a townhome, AFTER mailing off my earnest money check, I get a call from the mortgage broker. He's working on processing everything, and because the FHA is counting my student loan payments as they would be without the income based repayment plan, my debt-to-income ratio is too high to qualify.

Especially since I just had to pay a $4000 retainer on a lawyer after my ex used (provably) false claims to file against me.

Our only hope for getting a home where the kids, animals, and I can all stay together lies in raising an additional $4720 in the next 45 days, which will place my debt to income ratio in an appropriate range for the mortgage. I am not above begging to keep my family together.

I'm also up for doing photo sessions of pets or kids for those local to the Baltimore/DC area.

If you can help, please do. I'll be so grateful, as will my kids. They were so happy they cried when I initially told them we could all stay together. I don't want to have to break that promise to them.

ORIGINAL:No one expects divorce. Even when things are bad, you sort of just expect things will work out. Or at least I did.

But they didn't, and it's put us in a bind. I'm now faced with the choice between finding fosters for some of our critters while we rent an apartment and save up for a down payment for a house or coming up with a minimum of $5000 for a down payment rather quickly. All other avenues have already been explored with my mortgage broker.

For the past 11 years, I've been a stay at home mom to two amazing kids, and more recently, a small-ish crew of mostly rescue animals. Many of you know us through Kaylee, our amazing girl who passed in 2018 after an amazing 7 months with our family.

I'm working a full-time job and a part-time job. I'm selling off anything I have of value. I'm doing everything in my power to keep my WHOLE family together, but with lawyer fees and an entry level job and the expenses that come along with chronic illness, it's not enough. I am so appreciative of those of you who have offered to help. You are AMAZING, and I am so thankful.
