I want to buy a small business

My name is Matt and as the title states, I am looking to buy a small business. The business is a small Ice cream shop run by an 77 year old man and his wife. I have worked for them for 8 years and consider them family. Unfortunately, my Boss' wife is dying from end stage cancer and is on hospice care. His wife helped him with much of the business and when she passes, he will not be able to continue with the work load. He has talked about selling the business to a larger ice cream business so that he can retire. I would personally like to keep the business as a small business so that people can still enjoy the same ice cream they always go to the store for (I know how to make it fortunately). I intend to turn the Ice cream shop into a dessert shop in general, while still maintaining its family and homely atmosphere. The funds that I am requesting will help me buy the store from him. I would really appreciate any support.
