Seaview Café & Delicatessen - property renovation

The Seaview Café and Delicatessen, Felixstowe, will be a licensed premise with origins dating back to the Victorian period. New owner purchased the historic building in February 2020 and hope to open in September October 2021 after completing essential structural and renovation work.

Those that are able to donate and support renovation of the property with a certain amount will be entitled to the following which can be redeemed when the business opens later this year. The validity of each offer will last for five years from the date of the premise opening. 

For a donation of £25 - a voucher of the same value to be used in the Seaview Café and/or Delicatessen.

For a donation of £50 - a stylish hamper consisting of products sold in the Seaview Delicatessen.

For a donation of £100 - a voucher to be used in the Seaview Café when up to 4 people dine in.

It is hoped that interested parties will be able to donate some money so that this project – which will be a huge asset to the town, can be completed by this autumn. 

The property is situated in Felixstowe, Suffolk, which is currently the busiest container port in the United Kingdom. It also ranks in the top ten as one of the busiest ports in Europe. Not only this, but Felixstowe is renowned for having lovely sea views and communal gardens, a relaxed friendly atmosphere and places of interest, such as Landguard Fort and the Martello Towers.

The original cost to renovate this historical and iconic building was quoted around £150,000. However, following reports by surveyors, structural engineers and architects, the new estimated figure is £300,000 - hence the creation of this Go Fund Me Page. The cost of essential structural work has doubled because new foundations and steel structure is needed from the basement upwards.



This means much of the existing structure has to be demolished and re-built. The work has already started.





Historical Felixstowe

The coastal town of Felixstowe flourished in the Victorian and Edwardian periods, when people often used to flock from London and Ipswich by rail to enjoy the beautiful views and healthy sea air. It was Empress Augusta, the wife of Kaiser Wilhelm, who helped place Felixstowe on the map when she visited in the summer of 1891. Following her stay, others decided to head to the spa town, feeling that if it was good enough for the German Royal Family it was good enough for them. Other famous visitors to Felixstowe have included Mrs Wallis Simpson, who stayed in 1936 whilst awaiting her divorce so that she could marry King Edward VIII - who eventually abdicated. Also, the playwright George Bernard Shaw and British tennis champion Fred Perry, who won Wimbledon in 1934, 1935 and 1936.



The History of the Premise

The Seaview Café and Delicatessen is situated at the crossroads of Hamilton Road, Hamilton Gardens and Bent Hill - a quaint and windy road that leads to the beach and promenade. It is now one large premise.

In 1898, there were two commercial units on the site. One was owned by T. Adams & Co. as a boot and shoe warehouse, the other unit was owned by International Stores. It is therefore quite fitting that this site will become a café and delicatessen stocking international cuisine and products again.



In 1911, when the premise was owned by J. H. Grimwade of Ipswich, there was a fire. During the clearing of this premise in 2020 - so that renovation work could begin, a Bible dating back to the 1800’s was found. The cover was charred but the pages were in good order. 




In the 1950’s, one of the units was Jack’s Café. In 1965, the premise became Gardner’s - a gentlemen’s outfitters. In 1975, the name was changed to Coes Menswear Shop. In the 2000’s it became the home of Felixstowe TV and Radio and then, until 2019, a shop selling antiques.  



The Future of this Premise

This building is going to stock a variety of quality products from all over Europe and the United Kingdom and will have dining areas both inside, at street level, as well as outside. There will also be an area to buy delicious bread, cakes, waffles and ice creams. Juices and alcohol can also be purchased and consumed on the premise too.



The site will also consist of two flats situated above the café with their own private access. These flats will be available for rent when the renovation work has been completed in 2022/2023.

In the basement of the building there is ample floor space for the storage of stock as well as for the potential to rent out the space for community use. It is hoped that locals will use the basement area as an educational, social, arts and cultural centre. 

This site has a lot of potential and during the renovation work it is hoped that much of the original building as possible can be maintained and restored. The renovations will consist of environmentally friendly products such as the use of solar panels and triple glazing. There will be bicycle racks outside the café and easy access for the disabled, as well as a toilet for them to use.
