Liam and Dara Need Live/Workspace

We are Dara and Liam, a queer couple who live together with Dara's five-year-old. Dara is a hair stylist who is recently pursuing her music more seriously and Liam is a musician who has a few part-time jobs at the moment.
Up until last month we had a small studio downstairs that we could use to get creative work done. Though it wasn't ideal, we had a little bit of extra space. Recently our new landlord took this space abruptly and we are now crammed into one small room together.
We'd like to move our piano which is at Liam's old place but we don't have room for it here. We also want to host house shows but, again, we don't have the space. We sleep in the living room and there's no door to close. With a five-year-old and two adults it's pretty much impossible for each of us to make our own music here.
It's time we found a bigger space. That's where you come in!
We're looking for a 2 bedroom for $2500 max, which is still on the low side for this market, but we know we can find something. Our goal is to collect first and last month's rent so that we'll be ready with a security deposit. Liam just got a new job so he can afford more rent and Dara's haircutting business is growing in the East Bay. We are ready for this expansion now but we need back up support.
One of the motivating factors for moving now is that Liam's top surgery is happening sooner than anticipated and is scheduled for the end of March. He'll really need the extra space in which to recover. We're lucky that insurance covers all of that but trying to find a quiet spot to rest in this one room of everyday child-raising is not going to happen unless we have a bigger place.
With your help we'd be able to get that place and then once Liam is recovered we'd do all of these things:
-move the piano!
-host regular, intimate house shows (Liam started a house show series and festival in Berlin)
-host special community dinners (if you didn't know it already we love to cook for people and have tried to do it in our tiny space... the max though is about 10 adults in here right now)
-be able to work on our own music and art thus producing EPs, albums, drawings, zines, etc
