Home destroyed from falling tree

Our house was crushed by a tree that is owned by our mobile home park. My husband was sitting at the computer in that room and nearly died from it. The park is not willing to repair any of the damages. They removed the tree but told us that we have 30 days to fix it ourselves. One of our neighbors that used to build and repair these types of homes told us that it would cost 30k to repair it and the home is not worth that much. We were doing a rent to own and planned on selling this and using it as down payment. However, now we are unable to and we are trying to get a home loan. Our mortgage broker told us that we need a down payment around $6000 to help with the possibility of getting a new house.  We have an 11 year old and he is very stressed and my husband is beyond traumatized from it. If you can help us in this tough time we would greatly appreciate it.
