First Article: What Happens when We are Gone
Nicky’s Gardens of Hope is the first Financially and Environmentally sustainable resident community solution designed to provide a holistic life for Adults with Autism and IDD (Intellectually Developmentally Disabled). It brings residents a home-like environment and dignity to the AA&IDD population. After “kids” reach 21 or 22 years of age, services for them are cut by almost 75%, and parents, caretakers, and Adults with Autism and IDD are left confused, worried and anxious. For most AA&IDD their parents or caretakers are only voice they have. What happens to our adults once we are gone?
This was the biggest worry, and the cause of many sleepless nights for the founder and CEO of Nicky's Gardens of Hope, Adriana Piltz , a mother of three boys who's oldest son, Nicky, was born with TSC, a serious disorder that causes seizures and makes tumors to grow throughout his body & brain. Adriana was lucky and found a way to pay for a brain surgery which eliminated the 50-100 seizures daily. This saved Nicky’s life, but not his mind. Nicky would never be able to speak to Adriana, take care of himself, or even go to the bathroom on his own.
The need to pay for Nicky’s care and provide for her family propelled Adriana into a Wall Street career, but in her early 40's Adriana had to face facts. She could not continue to be the primary caretaker for Nicky, now a 20-year-old who is larger than she is. Adriana was already physically incapable of lifting, bathing, & caring for an increasingly aggressive man-child. Her great realization was that millions of mothers just like her, just in America, were also searching for a permanent home-like environment for their children. But when her own research found that even barely adequate residences had a waiting list of over 15 years and a list of 600 families in front of her at just one location, she knew that she would need to create a residence that could meet her son's needs… and the needs of all of the other “Nicky’s” of the world.
Building a holistic resident village for the AA&IDD community would ensure that Nicky would be cared for after she was gone. Other adults like him would have a permanent home where they would be lovingly cared for and live as independently as possible. With this goal, Adriana left her Wall Street Career in 2018 and founded Nicky’s Gardens of Hope, a place for AA&IDD to live, work, and have a dignified life.

A new, sustainable funding model is needed to de-risk long-term adult services, and to protect residents, so I built our signature intellectual property, the Balanced-Risk Revenue Model (BRRM). The BRRM creates NGOH Holdings LLC, as a for-profit entity beholden to the charity, Nicky's Gardens of Hope, to ensure its needs are always met first." said Ms. Piltz.
BRRM offers the financial innovation of a matrix of multiple revenue streams from traditional non-profit sources (govt. programs, grants, philanthropy) plus what BRRM adds from for-profit revenue streams. By harnessing the power of the free market with impact investment and business lines that contribute to the charity (and offer jobs for the AA&IDD), we offer an attractive investment for investors seeking qualified investments that provide a social good.
What will the money be used for?
We are first seeking $500,000 for a Feasibility Study, and Architectural Design for a 520-acre property in the Hudson Valley. This third-party valuation and study of the location will verify probabilities for business assumptions and a validation of our BRRM approach. The money will also be used for day-to-day operations. Today, operations are paid from Adriana and co-founder Chris Niccolls own funds plus small donations from friends and families.
Without the feasibility study it would be hard to raise the full $65MM dollars. A Feasibility Study is needed to show socially responsible and impact investors that these services are greatly needed and the return on investment and market are very real. Even though we already have some studies done, investors need to see third-party validations.
We have identified an excellent property in Hudson Valley, NY, and in 5 years, the village there will provide:
· Residency for 150 Adults with Autism & IDD
· Parent Houses
· Multi-Generational, Blended Housing for high-functioning AA&IDD.
· Workforce Housing (nurses, advocates, caregivers, village businesses)
· Hotel for IDD vacationing & General public
· Village Businesses (bakery, restaurant, day care, sports, festivals, employment training, country store, food court…)
· Public access to Hudson River, Beach, and Trails
We call Nicky's Gardens of Hope a village not simply because of it's geography but because it's holistic and sustainable nature will include symbiotic interaction with the hotel, shops, and businesses. These will attract and integrate AA&IDD and their families with the local community by providing respite vacations to other families of AA&IDD and provide needed amenities and economies to the town. It will have over 500 employees, 40% of which will be adults with disabilities. Additionally, we have worked with local conservation groups to preserve 300 acres of the property for gardens and hiking trails and which will also employ people with disabilities to maintain them. We are closely coordinating with state and municipal authorities and our project closely matches the town’s economic development plan, along with pre-approval from the town zoning board.

Hope is one thing that every parent should have, and this resident village is their hope. Knowing that your child will be taken care of even when we are gone is the most peaceful thing, we can provide them.
