Alberta Condo Act Team
Hello everyone: It's 2018 and hard to believe I have been working as an unpaid, volunteer, Alberta condo owner advocate for about seven (7) years ... and doing all possible, with the support of other valued volunteers, to be authentically be heard by the NDP and the previous Government.
We have done everything we know how to do and all indications are the NDP will simply do what they want ... all at the expense of Alberta condo owners who will feel the negative effects in their property values, quality of life, and financial stability.
Our "Improvement Ideas" now number twenty-seven (27) and they specifically address shortcomings and loopholes in the current work-in-progress legislation the NDP wants to proclaim. You can find the list at www.albertacondominiums.ca in the DOCUMENTS tab, top right. Our ideas are best practices. They are reasonable, workable, and will lessen:
condo complex conflict; bullying/harassment and intimidation of condo owners who speak up; abuse of power; secrecy of information; broken relationships; plummeting property values; "out of the blue" cash calls ; proxy abuse and the emotional upheaval and devastation that comes from the above.
That appears not to matter to this Government but that does not mean we will stop pushing for the NDP to realize the catastrophic incompleteness and punishing nature of what they want to proclaim into law.
By way of introduction, here's some background on me and my condo work . Hopefully it results in you being comfortable with my intent and my appeal for donations to fund future meetings and condo owner related activities.
My name is June Donaldson and I live in a condo in Calgary. I am a condo landlady and past condo board member and president. As a near 40 year condo owner veteran I have been deeply troubled by Alberta condo legislation which I believe is incomplete and punishing against Alberta condo owners.
Over the past seven (7) years, I have spent thousands of unpaid, volunteer hours (and a great deal of money) creating information appealing to both past and present Governments to make condominium legislation more inclusive, fair and balanced to condo owners, those of us who:
pay all the condo complex bills and special assessments;
contribute to the pay, perks, and pensions of condo managers and other condo industry insiders;
are the economic engine behind condo industry successes
and represent the single largest stakeholder group of all condo related stakeholder groups in Alberta.
With the exception of one donation (for which I am very grateful and that I applied to my over $600.00 FOIP invoices), up until establishing this Go Fund Me site, I've personally paid all the bills: the domain name and website, email marketing programs, office supplies, FOIP document fees, couriers, phones, artwork, gas to travel to meetings, long distance and you know the rest.
Now, supporters support me establishing this page as we want to expand our presence not only in Alberta, but nation wide. That is why we released, on January 1, 2018, a petition to Prime Minister Justin Trudeau to establish a "Canadian Condominium Owner Bill of Rights". It's time ... it appears Provincial legislation looks after the condo industry insiders, and that includes condo boards, at the expense of the owners!
NO ONE on our volunteer team is paid - the only money spent is on direct out of pocket expenses. All our financial records are posted at www.albertacondominiums.ca in the DOCUMENTS tab so check it out ... you'll see openness and transparency on all expenses.
When we are successful with our "mission" any money left will be split 50/50 between the Veteran's Food Bank and the Alberta SPCA.
Our window of time to increase our visibility and voice is small. Condo legislation, once proclaimed, will be in place for years, if not decades. We MUST lessen the imbalance of power between the Government, condo boards, and other condo industry insiders against Alberta condo owners and we can't do it alone or without money.
PLEASE HELP US HELP YOU and donate $10., or more if you can swing it, at this site. If you don't want to donate on line, you may send your donation to J. Donaldson/Condos, #523 - 7620 Elbow Drive, SW., Calgary T2V1K2. I will ensure it is added to the Go Fund Me donations.
As well, join up with us at Alberta Condo Owner Site (Alberta Condo Act Team) to receive our newsletters, learn about our work, our YOUTUBE Alberta condo videos and our petitions to Prime Minister Trudeau and Premier Rachel Notley.
As an aside - I write thank you notes for all donations and they will be posted on my personal site of June Donaldson and/or June A. Donaldson. Apparently Go Fund Me only posts notes on personal, not organizational Facebook pages.
THANK YOU for your donation and for hearing me out. If you have questions, I can be reached through www.albertacondominiums.ca.
To be continued ...

My condo website disclaimer applies to this content.
Today I am really disappointed in our media. I reached out to the Calgary Herald well over a week ago asking them to please create some visibility on the release of Service Alberta's condo governance Regulations and the condo survey, due next Tuesday, July 31, 2018. I did this because it appears Service Alberta did not issue a Media Release on the release of this material.
In spite of both phone call and email follow ups I have not received a response as to whether the Calgary Herald will inform Albertans, our 1 in 4 homeowners (25% of all Alberta homeowners) on Service Alberta's proposed legislation - legislation we see as incomplete, punishing, and condo owner costly.
If you are troubled by this why not give the Calgary Herald a call and let them know your thoughts. There's still time for them to do a story on this far-reaching, disturbing condo legislation.
If Torty the Tortoise can garner a Section A story in today's paper, surely the Calgary Herald can find some space for us as Alberta condo owners who pay all the condo complex bills, who are the economic engine behind ALL condo industry successes, and who will be negatively affected by this incomplete and punishing legislation for years, if not decades.
What do you think their resistance is all about? Why wouldn't they want to do a story on this?
While we strongly disagree with the Omnibus approach Service Alberta used in the survey design, we also want you to fill it out.
Respond to the questions with a (1) or a (2) as then you will have opportunity to express your dissatisfaction in the pop-up box, if in fact, you are troubled by what we see as a manipulative, misleading, and deceitful survey.
Here’s the link: https://extranet.gov.ab.ca/opinio6/s?s=40491
The survey will only enable Service Alberta to say: “we consulted with Albertans”. It will not provide them with credible and reliable information. To group a number of different topics together and then ask respondents for only ONE response to address all of the different topics is deceiving.
Also troubling is the fact the survey and Regulations were released at the beginning of July when many leave on holidays. Team that with the fact that we have not been able to locate a Media Release on the availability of these documents and that reinforces the trickery and slipperiness of the entire condo revision process.
Check out Service Alberta’s proposed Regulations in the DOWNLOAD section at www.albertacondominiums.ca You’ll also find our REGULATION FEEDBACK TO GOVERNMENT in that same area. If you agree with our ideas, please document your support in a letter to all those listed on the CONTACT page in that same area.
Time is tight. We need to let Service Alberta know this proposed legislation needs reframing and it cannot be proclaimed “as is”. If it is rammed through the NDP system in order to get it behind them before the next election, expect ... your condo fees to rise, condo owner bullying, shunning, and harassment to deepen, community conflict to surge, and questionable condo board behaviours and lack of openness and transparency to increase.
Please act before Tuesday June 31, 2018. Thank you!
