Start-up for coastal non-profit

I'm a biologist by education and conservationist by heart. I'm in the process of attempting to preserve and protect The Turtle Lady's Home on South Padre Island. I seek to use the home for coastal education and conservation purposes, as well as, preserve a piece of history.  I seek to partner with other non-profits, researchers, and educators to fully use the home to it's potential. 

I want to create a non-profit to run out of the home because I will be working and need a volunteer base to steward the home. I'm contracted as a traveling educator for the Texas Wildlife Assoc. 501(c) 3 and can only devote part of my time to this project.
