GUIDELINES, RULES & RESTRICTIONS ON THE PROMISES BY CAMPAIGN ORGANIZERS & THE RIGHTS OF SUPPORTERS/DONORS/SPONSORS:


Purpose Of This Campaign:
* This campaign fundraiser is to raise funds via "donations" to buy large parcels of real estate and protect the land, animals and habitat using well-known and proven plans and techniques.
* The organization that will help protect the forests, lakes, streams and animals is known as "LandGuard" and is owned by Mr. & Mrs Bowen.
* The Campaign Organizers, Mr. & Mrs. Brad Bowen, are inviting people, families and companies globally to participate. They are known as "Supporters", "Donors"  and "Sponsors."
* In exchange for donations to the campaign, Mr. & Mrs. Bowen are offering donors the following:
1. Products in exchange for a donation.
2. Services at the property in exchange for a donation.
3. Sponsorship opportunties whereby the Donor will receive recognition via ther name (personal or company) on numerous items at the property (ie: buildings, benches, street lamp posts, carvings etc). See below for more details.

Campaign Donations from Supporters, Donors &/or Sponsors:
* In exchange for the donations (a.k.a. free gifts in monetary form) from donors to this campaign, the campaign organizers are offering supporters, donors &/or sponsors products &/or services as
described in the campaign overview above and in detailed PDF documents(s) that are e-mailed to supporters, donors &/or sponsors.
* The primary product/service that the campaign organizers are offering supporters, donors &/or sponsors is the ability to visit the real estate by using official "Visitor Passes" issued to the supporters, donors &/or sponsors after the real estate has been purchased by the campaign organizers.
* The amount of products &/or services offered to donors is contingent upon how much funds are raised, zoning for the real estate and securing permits.
* The campaign organizers reserve the right to make adjustments in the campaign whenever necessary so they can fulfill their promises to all supporters, donors &/or sponsors.
* Any person &/or company &/or any other entity, that donates funds to this Fundraiser, does so strictly as a donation, aka a free gift, to the campaign organizers Mr. Brad Bowen and/or his wife Mrs. Laurie Bowen, and understands and agrees to these terms.
* SPECIAL NOTE: WE FOLLOW ALL GOVERNMENT LAWS, REGULATIONS, RULES ETC & MUST REPORT ANY LARGE DONATIONS (over a specific amount) TO THE APPROPRIATE AGENCY.

Commissions/Charges By GoFundMe:
* For any donation made by a Supporter &/or Donor &/or Sponsor using the GoFundMe website and system, there is an eight percent (8%) fee that GoFundMe charges for each "on-line" donation (a.k.a. deducts from the donation before the campaign organizers receive the donation).

"Off-line Donations:
* Any Supporter &/or Donor &/or Sponsor who makes a donation directly to the campaign organizers (not using GoFundMe) is not charged a processing fee from GoFundMe because they are not making their donation with GoFundMe.

Use Of Funds:
* Donations received by the organizers are used for the following:
1. To make "offers to purchase" on one or more real estate parcels to achieve our goals stated in our campaing above.
2. Closing costs, commissions, attorney fees etc
3. Real estate taxes
4. Insurance
5. Any fees &/or costs associated with the real estate.
6. Operating Costs including, but not limited to, utilities, road maintenace fees, fire-fighting equipment and fire prevention strategies, water management plans,  forest management costs, timber harvesting costs, employees and any related costs, accounting fees, banking fees, interest on any loans and/or management fees (campaign organizers are part of the management team).
7. Any goverment fees, permits, inspections etc that are required.
8. Any planned capital improvements.
9. Any miscellaneous costs associated with owning &/or managing the real estate..


The First Project:
* A 33,000 acre Forest in the State of Washington is up for sale via a "bid auction" and if the campaign organizers raise enough funds from donations, they will bid on the real estate.
* All bids to purchase the 33,000 acres in the State of Washington must be submitted by December 11, 2017 and the campaign organizers are implementing a fund raising campaign on GoFundMe (and other avenues) to raise the necessary funds.
* If the campaign organizers have the winning bid, they will purchase the real estate and then they will then implement the plans stated in the campaign above (and in this guidelines overview) for issuing "Products" and "Services" and "Visitor Passes" to the Supporters, Donors &/or Sponsors who have participated.
* If the campaign organizers don't have the winning bid on the forest in the State of Washington, they will make offers to purchase on other similar real estate (aka forests &/or ranches &/or farms) and implement the same process as above.


Real Estate Purchasing Guidelines:
* No exact property (aka real estate) at a specific location is being promised or offered in this fund-raising campaign.
* The campaign organizer does not guarantee that he can purchase any specific parcel of land because the purchase is "contingent upon" the sellers accepting the "offer to purchase" from the campaign organizer.
* The campaign organizers will continue to make "offers to purchase" on real estate, contingent upon the amount of funds available, until a property is purchased.

* The campaign organizers have prioritized what real estate properties they wants to buy (if still available) and the guidelines for purchasing and will make "offers to purchase" the real estate contingent upon the following criteria:
1. How much funds are raised (aka the total amount donated by supporters/sponsors & any "outside" sources);
2. How much "gross" and "net" income each property generates per year along with the expenses;
3. Enough funds to pay GoFundMe for their fees;
4. The price of each property;
5. Enough funds raised to pay for closing costs, real estate taxes and insurance;
6. Enough funds raised to pay for capital improvements and a safe amount of operating capital (including the hiring of a professional forest manager &/or company).


What This Campaign Is Not:
* This Fundraiser is NOT an offering of securities.
* This campaign is NOT an offer to sell shares in any company or project or real estate.
* This campaign is NOT an offer to set up a Joint Venture or Partnership with any person or company.
* This campaign is NOT to buy and sell real estate.
* The campaign organizers are NOT real estate Brokers or Real Estate Agents.
* The campaign organizers are NOT attorneys, or architects or engineers.
* The campaign organizers are NOT offering any tax deductions for your donation. We are NOT a non-profit organization and we have not applied for that status with the IRS.
