Down payment to keep a roof over my family’s heads

My landlord is wanting to no longer be a landlord, so she is looking to sell the house my family and I have lived in for years. It’s the house my children have grown up in, the house we call home. In order to buy it she is wanting $25,000. I have spoken with a lender and they are happy to work with us IF we can get at least $5000 for a down payment for the loan. It would mean the world to my family if you could help us get the money together so that we can own our family home and not have to worry about it being sold to someone else. 

In our area I’ve been looking for a long time to try and find a place to rent that is in our price range and is still big enough for my family .  As it stands, finding a new home to rent that is big enough would more than double our monthly rent. And everything I’ve found that’s affordable is either an efficiency or a 1 bedroom, which will never work for me, my husband and my children. My landlord is now and has always been the cheapest in our area so finding a new place to rent is not attainable for us. Working with this lender, with this down payment would keep our monthly payment almost the same as it is now, well within our means. That’s why we have decided to go the route of buying this home.
