Help me save my home!

I'm almost 70. Six years ago, I had to have my husband hospitalized, due to dementia and Parkinson's Disease. I could only pay my HOA fees OR the co-pay to his hospital. I chose to pay for his hospitalization. I now owe my HOA $12,000, which I am paying back by monthly payments @ $400/month. (Also, in the early stages of his dementia, my husband took out a 2nd Mortgage, which I am now paying back @ $110/month.)

For reasons that I don't understand, the HOA placed a $4,500 lien on my home. (Redundancy?) My mortgage company is forcing me to Assume the loan (which was in my husband's name) because my husband died in March 2019; because of that, my income was vastly reduced to only $1700/month.

I cannot assume the loan on my home until the lien($4,500) is released. I don't have the funds; neither does anyone that I know. I have questioned the property management company regarding releasing the lien but I haven't heard from them in 4 business days; of course, I will pursue this with them.  Meanwhile, I am fearful that I will have to sell my home of 15 years. Time? I just received a letter from my Mortgage company; I have until October 9. Although not medical, for me, this IS an emergency!
