Stop Illegal Housing

On behalf of myself, Jessica Cruz, and approximately 50 homeowners, I am raising money to pay for legal fees in association with efforts to stop illegal use of single-family residences in Glenvar Heights.  Several single family homes in the neighborhood are built and used as student dormitories, which is negatively impacting property values and more importantly, the quality of life in this cherished single-family neighborhood. Currently there several existing homes rented to University of Miami students, and there are plans for an 11 bed / 11 bath home currently in the permit application process with the County. 

This Glenvar Heights neighborhood is at risk of becoming an extension of the University of Miami campus, and because of this, we had no other choice than to hire legal representation to coordinate opposition to this illegal commercial business operation. The use of a single-family house to house 5-11 students or more is strictly prohibited by the Miami-Dade County Zoning Code.  The high occupancy of student renters results in an excess of cars driving and parking on the streets, noise, late night parties, and overall disrespect and disregard for the neighborhood. 

For several months now, several neighbors have observed activity at several properties in the neighborhood. On any given day, there are an average of 10 vehicles parked at these residences, most with out-of-state license plates. In addition, the neighborhood is experiencing an increased amount of trash on the block. These student renters are constantly hosting wild parties, and are often seen walking in and out of the home with “red cups” in their hands.  Neighbors have also complained about speeding and reckless driving being committed by these student renters and their guests. 

In 2016, Glenvar Heights was named one of South Florida’s best places to live by multiple media outlets.  Glenvar Heights has a strong network of neighbors comprised of great families, new and old (i.e., residents who have lived in the neighborhood for over 30 years) who love their neighborhood dearly.  It is for these reasons that our neighborhood cannot tolerate illegal residential activity in the neighborhood.  Hiring legal representation was absolutely necessary to immediately coordinate efforts between residents and the Miami-Dade County Regulatory and Economic Resources department to enforce zoning code and restore the quality of life in this single-family neighborhood.
