My name is Mark Galante, I am a husband, a father of three children, just recently a grandfather of one, a full time construction worker, an aspiring blochchain programmer, an entrepreneur by nature, and founder and driving force of "The American Dream Project". I have experienced some of the financial problems and pitfalls due to the economy crashing beginning around 2008. All of the aforementioned and are part and parcel to my current project "The American Dream Project". In 1994 I was one of the founders and driving forces for developing another project, AutoNetUSA. AutoNetUSA was the very first online automotive classified advertising web research and buying experiences including photos of the vehicles offered for sale via a variety of websites. The Internet was at it's infancy at this time. We developed and grew this company into a multimillion dollar company and employed many people, several of which many of you who know me are acquainted with, and for 15 years or so was an extremely successful business venture. Then came the crash of 2008 and that adversely affected the automotive industry as a whole. This precipitated the automotive manufacturers going in front of congress and literally begging for taxpayer bailout money and concurrently overnight closing thousands of dealerships across the United States. Many of which were long term customers of AutoNetUSA and as such overnight our customer base went from just over 500 loyal paying customers to under 50 costumers. I did everything I could including sacrificing all my personal and retirement savings to keep us in business but the tsunami of daily operating costs and employees salaries was overwhelming and approximately one year later I was flat broke and could not continue. This ushered in the closure of the AutoNetUSA chapter of my life and reopened another. Previous to AutoNetUSA and when I was a young man my father and others had taught me about doing for myself and more to the point the many aspects of home rehabilitation and construction in general. "The American Dream Project" is the culmination of my Experiences in various businesses, the ensuing personal financial situations I had experienced, my 7 day a week construction job (exception of my children's sporting events), and my nighttime self education of blockchain coding/programming, studying, and learning the underlying technologies. I realize this is a long read but the following description and photos down at the bottom of the description outline specifics and describe and depict "The American Dream Project" in detail and my current home project which is utilized as an example of what type of quality homes/Condominiums/Apartments that will be offered by "The American Dream Project". My current home project is used as an example, is currently offered for sale, and may or may not be the first home offered in "The American Dream Project" depending on elapsed Time, Finances for "The American Dream Project" via Gofundme Crowdfunding, and the possibility that the home could be sold in the meantime.

The American Dream Project is looking to utilize "GoFundMe crowdfunding" and is looking to raise $167,000 to pay in advance of any actual live interaction with any public blockchain for a team of lawyers to tackle compliance and more precisely any and all state and federal regulatory compliance, taxation issues, the hiring of a team of security experts and developers and/or firms to scrutinize all blockchain security issues including all smart contracts that interact with the blockchain that we have already coded and developed, and the public relations and advertising firms needed to get the word out about our next generation real estate blockchain "The American Dream Project". If through the "GoFundMe Crowdfunding effort" we can get these prerequisites to moving forward and get close to 167,000 people who are willing to donate as little as $1.00 each we will begin the process in making "The American Dream Project", the blockchain itself and the Dream of home ownership a reality for so many who have fallen through the financial cracks via Temporary job loss, Bankruptcy, Foreclosure, and the negative credit they experience do to these circumstances.

Our Mission:

The American Dream Project is a completely new decentralized real estate concept, and ecosystem, and is our means for procurement and rehabilitation of rent/rent to own properties. The American Dream Project is being developed as a humanitarian effort at it's roots and was founded and is based on the premise that every individual/family deserves a second chance financially in life to live in a nice clean home/condominium/apartment and help gaining a leg up on the ownership endeavor via fair rent/rent to own processes. The American Dream Project is a decentralized long-term rental/rent to own ecosystem that will leverage blockchain, IPFS (Inter-Planetary File System) and encryption technology to facilitate the rental/rent to own process providing a more cost effective, streamlined, convenient, and secure path to home ownership. This transparent ecosystem with verified information on perspective clients and properties fosters trust between the parties. Many other industries have been successfully innovative in recent years (retail, social media, transportation, etc.), while the property rental and home ownership space remains mired in tradition and lacks comparable innovation. There has not yet been technological disruption significant enough to usher in a new way to rent to own a home/condominium/apartment. Here at The American Dream Project, we aim to change, enhance, and evolve that process to provide a viable real estate option in support of "The American Dream".

While our main concentration efforts are focused on low to moderate income brackets and property markets, we will be offering home, condominium, and apartment rentals and ownership options in all income brackets and markets.

We find homes, condominiums, and apartments that are in disrepair, buy them at bottom dollar, rehab/repair them to the highest professional standards and, with the goal of turning home renters into home owners as the primary objective, we rent them to prospective clients at a reasonable rate with provisions for home ownership conversion from the very start. In doing so we provide:

1.) Revitalization to existing neighborhoods and communities and assist in creating greater home values for the community as a whole.

2.) Employment and contracted work opportunities for the local business markets.

3.) Professionally rehabilitated housing to offer for rent/rent to own purposes.

4.) And most importantly provide an affordable path to ownership thru the rent/rent to own process that didn't exist before The American Dream Project was conceived and set into motion.

The Process:

The American Dream Project will leverage blockchain technology to streamline the entire long-term rental/rent to own process by
making it possible for The American Dream Project and their clients to complete all tasks in one focused ecosystem. These
tasks include:

An Open and Transparent yet Secure and Streamlined Rental/Rent to Own Platform
• Searching for properties
• Screening and Selecting the best/most suitable candidates
• Setting the terms
• E-signing contracts
• Submitting maintenance requests
• Hiring of service providers (ie., contractors/subcontractors in the rehab phase of each project/property and home maintenance services thereafter)
• Enabling The American Dream Project to stay connected with tenants/perspective owners.


Homes will be kept in Trust for the duration of the rental/rent to own term as per rent/rent to own agreements. At the timely conclusion of the rent/rent to own agreement/contract and upon completion of the full contract of the option to purchase, The American Dream Project will make all the necessary legal documentation to transfer title to the rent/rent to own client/clients. All Documentation will be immutable and transparent via Blockchain and IPFS yet secured by encryption with both The American Dream Project and the rent/rent to own client/clients holding the encryption keys to secure and protect all parties involved in the process.


Clients/Tenants:

• Online scheduling of open-house visits in order to preview the properties
• An internal and secure communication system that allows potential tenants to contact The American Dream Project
• Time stamped Records on an immutable blockchain and secure encrypted IPFS based records for all aspects of the rent/rent to own process
• Ability to hire third-party service providers, such as house cleaners, handymen, landscapers, plumbers,
electricians, etc.

Transparent Application Process

The American Dream Project understands that the incumbent rental decision model is binary and unforgiving and there is no goal of ownership.
Incomplete or less than desired credit profiles mean having the rental application denied or
putting down a higher rental deposit. Where as The American Dream Project is developing application functionality to benefit tenants via ownership goal orientation and ease, flexibility, and most importantly immutable transparency of rental/purchase of homes that are part and parcel to the American Dream Project Ecosystem.
Tenants will be able to submit applications online in a secure environment within the The American Dream Project ecosystem without mailing/emailing confidential information (e.g., SSN, passport
numbers, bank account information, etc.).

During this process, perspective tenants/clients are able to:

• Negotiate all terms of the contracts.
As this is a blockchain-based solution, all evidence of formal certification and documentation
required to complete a rental application will be automatically recorded to the distributed
ledger.
• Once the property is contracted, tenants/clients will be able to conveniently submit maintenance service
requests to The American Dream Project affiliated service providers. All requests are immutable, will be stored in the system, and will be able to be
accessed at any time by the client/clients in case of disputes in the future. Tenants/clients who record this activity on the
The American Dream Project blockchain platform will have proof that they reported issues in a timely manner,
thereby reducing the potential for liability for additional damage that they allegedly failed to
report promptly, or not at all.
• Security of Tenant Information
All of a tenant’s relevant personal data (e.g., financial, rental history, credit rating, references
and reviews) will be secured immutably on the blockchain via encrypted IPFS entries. This data will be wholly owned and
controlled by the client and Available only to the client and The American Dream Project via encrypted keys when the tenant makes a rental
application and exercises the rent to own option contract provision using their perspective private keys on The American Dream Project mobile and/or web app.



Rent to own breakdown:

Perspective renters/clients will have, at the beginning of their contract to rent housing, the option to rent to own by agreeing to a minimum of a five year rental term and a maximum of ten year rental term, either which would automatically renew if the option to own is not exercised and without prior written notice by the renter of at least 30 calendar days prior to the end of the contracted term.

At the conclusion of a contracted five year rent/rent to own term, and upon execution of the rent to own option, the renter will receive 10% of rent paid (on time as per the contractual agreement with The American Dream Project during the 5 year term of each and every month, calculated after and minus expenses including, a fixed rate for the home/condominium/apartment as per rental/rent to own contract, property tax paid during the 5 year term, property insurance paid during the 5 year term, and any maintenance performed during the 5 year term as outlined below. The total of which will be used as the initiation payment in full at the time of executing the rent/rent to own option on the home/condominium/apartment or in the form of 50% of the accrued value if option to own is not exercised provided all terms of the contract have been adhered to.

At the conclusion of a contracted ten year rent/rent to own term, and upon execution of the rent to own option, the renter will receive 15% of rent paid (on time as per the contractual agreement with The American Dream Project) during the 10 year term of each and every month , calculated after and minus expenses including, a fixed rate for the home/condominium/apartment as per rental/rent to own contract, property tax paid during the 10 year term, property insurance paid during the 10 year term, and any maintenance performed during the 10 year term as outlined below. The total of which will be used as the initiation payment in full at the time of executing the rent/rent to own option on the home/condominium/apartment or in the form of 50% of the accrued value if option to own is not exercised provided all terms of the contract have been adhered to.

Examples: 5 and 10 year rent/rent to own contract

The American Dream Project buys a home for $72,000.00 with total rehabilitation and upgrade costs of $244,000.00 totaling $316,000.00 giving an essentially break even deal on this home in this particular market. This particular market will bare $1,800.00 rent for this home. The yearly property taxes are $6,300.00. The yearly insurance is $1,000.00. Forecasts suggest yearly maintenance to be minimal as home is essentially brand new inside and out from ground to roof so lets allow $250.00/year in this case. For this example the home rents for $1,800.00/month. (Pictures of our current rehab project below)

In this example the 5 year rent/rent to own contract states that 90% of the rent/rent to own payment will be utilized to pay down the home initial financial outlay and 10% of the total monthly rental fee of $1,800.00 (After accounting for and subtracting out expenses outlined below) will be gifted (by The American Dream Project, and to the Renter/Renters) the initiation fee calculation provision of the rent to own option portion of the rent/rent to own contract for the first 5 year term as per the following: Total monthly rental fee of $1,800.00 collected. Now subtract $525.00/month for property taxes leaving net monthly rent collected of $1,275.00. Now subtract $84.00/month for insurance leaving net monthly rent collected of $1,191.00. Now subtract $21.00/month for maintenance leaving net monthly rent collected of $1,170.00, the majority, (in fact 90%),of which will be used for paying down the initial investment and rehabilitation of the property . If the renter/renters choose to execute the rent to own option of the contract then take the remaining 10% of $1,170.00 as per rent/rent to own contract which equals $117.00. Now multiply $117.00 by twelve months to account for one year which equals $1,404.00 and then multiply that by the 5 year term which equals $7,020.00 "dependant upon executing the rent to own option" on the home/condominium/apartment. This $7,020.00 can be used for the initiation payment as per the rent/rent to own contract in order to exercise rent to own option. If the renter/renters execute the option then that will trigger The American Dream Project to run current credit reports, current employment verification on the (renter/renters), and rent payment history to help in negotiating a monthly payment along with a certified appraisal on the property to establish fair market value of the property at the time of executing the rent to own option and establishing a thirty thru forty year rent to own payment arrangement to better suit the rent/rent to own clients needs and that will be based on the current prime rate plus 0-3 percentage points taking into account current credit rating/ratings, employment, and rental payment history. At the conclusion and fulfillment of the thirty to forty year agreement The American Dream Project shall provide and record all legal documentation to facilitate title transfer to the rent/rent to own client/clients as the new legal owners of the subject property. Should the renter choose not to exercise the rent to own option and choose instead to continue renting for any length of time less than an additional 5 years the property or move out of the Property contingent on written notice as per rent/rent to own agreement, The American Dream Project will gift the renter/renters a sum total of 50% of the $7,020.00 as calculated above which would equal $3,510.00 in total with The American Dream Project having no legal responsibility, as per rent/rent to own agreement, as to how the renter/renters split the sum total of $3,510.00. This is provided that only normal wear and tear as outlined in the agreement is maintained for the duration of the agreement and of coarse a real life scenario would include a yearly cost of living increase on rent corresponding with real time yearly inflation rates.

In this example the 10 year rent/rent to own contract states that 85% of the rent/rent to own payment will be utilized to pay down the home initial financial outlay and 15% of the total monthly rental fee of $1,800.00 (After accounting for and subtracting out expenses outlined below) will be gifted (by The American Dream Project, and to the Renter/Renters the initiation fee calculation provision of the rent to own option portion of the rent/rent to own contract for the first 10 year term as per the following: Total monthly rental fee of $1,800.00 collected. If the renter/renters execute the option then that will trigger The American Dream Project to run current credit reports, current employment verification on the (renter/renters), and rent payment history to help in negotiating a monthly payment along with a certified appraisal on the property to establish fair market value of the property at the time of executing the rent to own option and establishing a thirty thru forty year rent to own payment arrangement to better suit the rent/rent to own clients needs and that will be based on the current prime rate plus 0-3 percentage points taking into account current credit rating/ratings, employment, and rental payment history. Supporting Documentary/Studies:

According to a recent Harvard University study, long-term rental behavior has increased
among all income groups, age groups, and household types. According to projections by the
Urban Institute, as many as 59% of new households to be formed by 2030 will be renting
homes. Renting has become the new normal and we believe this trend
will continue to hold true (with the exception of home ownership when it comes to "The American Dream Project" clients).

On average, renters become homeowners at the age of 40. This means that from the time they
turn 18 and until they acquire a property, most people rent. (Our clients will get a huge head start on the home ownership aspect).

As home prices soar in a booming economy, one impact is becoming dramatic. Families are being squeezed into rental properties, according to "The Dream on Hold," a study by RENTCafe, an online apartment-finding service. Census data showed that over the last decade, home ownership by families, that is, people with minor children, declined by nearly 3.6 million. By contrast, the number of families living in rentals rose by 1.9 million.

RENTCafe analyst Nadia Balint placed the blame squarely on the housing market, citing "air-tight lending rules, an alarming shortage of entry-level homes and skyrocketing home prices." As a result, "fewer and fewer young families have a home to their name."

More families still own homes rather than rent by a margin of about three-to-two, but the trend has moved toward renting during the last decade as families lost homes to foreclosure or were "unable to overcome the financial barriers to become homeowners," said Blintz. As of 2016, the U.S. had more than 14 million renter households with children, up nearly 2 million from 2006, just before the Great Recession. In certain periods in history there develops a need for paradigm shifts, The current home lending criteria and indeed process in general are huge contributors to stunting this integral part of participating in "The American Dream" of home ownership. The middle class is disappearing rapidly and the lack of home ownership is certainly a large factor in this dilemma all across the country and indeed across the globe.
The American Dream Project aims to bridge this gap, via smart contracts, between renting and owning a home/condominium/apartment through a decentralized blockchain driven real estate rental and purchasing solution.

This unique business endeavor serves several purposes:

1. Revitalization of neighborhoods/communities through the rehabilitation and home ownership processes.

2. Provides employment and economic opportunities for the local communities where the subject properties are located.

3. Gives the purposed renters (a large segment of the population), the opportunity where one currently may not exist to own a home that he/she/they are renting and are already living in and accustomed to at fair market value.

4. Alleviates the cumbersome and sometimes unforgiving process of loan qualification and the home purchasing process in general.

5. Provides a means for the client to build up savings without having to lay out additional funds to do so.

6. Fosters involvement in the home ownership process as well as providing long term pride, inclusion, and commitment to the home that they are living in.

7. Provides the opportunity, for those that may never have the opportunity, to fulfill an integral part of "The American Dream" of owning a home.

Short term The American Dream Project will find an inexpensive yet strategically located property to be used for an administrative office as well as developing and warehousing a blockchain node server farm and IPFS Storage server farm facility. These server farms will be utilized to pay all administrative and operational costs as well as expansion and cloning of server farming operations of The American Dream Project in perpetuity.

Our latest housing project is 99% completed and is 100% family funded. The above example is based off our this project. This project is ready for contracted habitation as of March 1, 2019 and again (My current home project utilized in the example above, is currently for sale, and may or may not be the first home offered in "The American Dream Project" depending on elapsed Time, Finances for "The American Dream Project", and the possibility that the home could be purchased in the meantime.

Medium term we will be developing an in house property management team to coordinate with local sources in the markets where our properties are located. We look forward to ultimately acquiring 501c3 status, preliminary steps have which already begun to take shape, allowing for future American Dream Project fund raising efforts for various projects to be a full write off for future, "The American Dream Project", fund raising participants. While keeping with our core business of finding properties in disrepair and rehabbing them for rent to own purposes, with the advent and rapidly evolving 3d printing for construction purposes field, we anticipate The American Dream Project to expand investment into the 3d printed construction market allowing The American Dream Project to rapidly develop large land tracts into thriving housing communities at an extremely discounted cost and timeframe to perspective rent/rent to own clients. This allows The American Dream Project to concurrently move into the new home market and to offer our renter/rent to own clients extremely cost and time effective, state of the art, home purchasing alternative opportunities.

Long term we expect to be involved in every housing market across The United States with expectations of growing this business world wide in essence bringing this piece of "The American Dream" around the globe.
