Truckee is on the brink of losing something we can never get back. Our historic small town character and charm.

The planning commission has approved a four story, 62 unit project—forced onto a narrow historic street without adequate parking—which threatens to overwhelm the small town character, safety, and breathing room that make Truckee feel like home. Once a building like this goes up, the damage is permanent.

A development of this scale would erase the human-scaled charm of our historic downtown. This isn’t “progress.” It’s a massive, out of scale building forced into the heart of our historic downtown—bringing more traffic, more noise, and more danger to the narrow streets where our kids walk, bike, and play.

We’re being told to “just trust” that everything will be fine, but deep down we know better. When evacuation routes are already constrained, adding dozens more cars on a dead end street in a Very High Fire Hazard Severity Zone isn’t safe—it’s reckless. And once the historic district loses its integrity, it doesn’t come back.

The proposed Residences at Jibboom Street project isn’t a small infill building—it’s a large, out of scale development placed in the most constrained part of our historic downtown. On streets already identified as evacuation bottlenecks, this project adds more congestion, and more risk.

This isn’t about stopping growth. It’s about making sure development is safe, lawful, and compatible with the historic district. The Town’s own standards require objective findings for fire access, evacuation, traffic, and historic compatibility. Those findings were never supported by evidence.

We’re appealing because the community deserves a process grounded in facts—not assumptions.

That’s why we’re fighting back—through the public process, through the appeal, and through community action. But this kind of advocacy takes resources: filing fees, expert analysis, printing, outreach, and the countless small costs that add up when citizens have to do the work that should have been done from the start.

If we don’t stand up now, we may wake up one day and realize the town we thought we were protecting has been changed forever. Your contribution—no matter the size—helps ensure that Truckee’s historic downtown, its safety, and its character are defended by the people who love it most.

This is our chance to stand together and make our voices heard. Truckee and its historic district are worth fighting for! Every donation, helps keep Truckee’s spirit alive and preserves the small-town charm we want future generations to inherit.

Thank you for standing with us.
