Urgent!! Roof Crisis!

The Roof is Done!  Moldy Ceiling Beam Replacement is the Remaining Task.

I am creating this page to attempt to help my mother raise the funds she needs to repair the roof of her home in North Eastern Washington. She bought this place about two years ago and the house has been plagued with problems ever since.

My fear is that she wont be able to survive the winter if these repairs are not made soon. My mom is quite capable and has done many, if not most, of the repairs on her own which, unfortunately, led to an arm injury requiring surgery that needs to happen immediately.

My hope is that the funds can be raised, the work can be done, and the surgery and recovery can take place before winter sets in and it's time for shoveling snow! And, ultimately, I hope for her that this can become the sanctuary she deserves to have in her twilight years enjoying the peace and quiet of the Colville National Forest and the Pend Oreille River.

Folowing is a thorough account of the roof damage and repairs needed:

Last year a person assured me that skylight installation would be paid for. I’ve not had a reply since writing that person after finding a man capable of installing it. He came to look at the skylight job, and since I was sure of that funding I accepted his offer of installing it now before rains come. When he opened around the old skylight he found missing insulation and rotting boards all around. He removed more roofing to see how far the damage extended. It covers the whole roof, and he knew the skylight could not just be installed. Rot was everywhere, insulation missing or badly compacted, all roofing screws rusted with paint covered tops; . He thought we could reuse the metal roofing, but after removing it and examining everything he realized that it’s badly damaged so reinstallation would leave huge gaps for water and snow entry across the whole house. He agreed to replace the boards and add some height to bring the insulation level up to code. That is the genesis of the exterior roof problem that also leaked all over the house onto the wood ceilings. And the skylight leak was severe.

He recalculated his anticipated labor hours after having gone ahead and started the roof job once I heard that 7k of funds was almost certainly forthcoming because no ethical builder could close up such a failed roof system. We drew up the table of materials needed and sources for them to keep costs low, using some of his own materials on hand. He is not actively building for others so has not the resources to buy things himself and wait weeks to be paid, hence, no purchases are being made until we have the funds. The 7k only covers most labor so far and some few materials to come. This region’s rainy season begins in earnest in September, with the first rains falling last night and due tonight, on the open cellulose insulation.

Photos show open roof with unprotected skylight screwed down and insulation exposed, and new rails (made of recycled plywood and wood he had for a relative’s job) replacing rotted boards, ready for finish insulation (some he recycled), fiberboard sheathing, etc, top;

Bottom: central roof/ceiling beam holding up whole house, as it sags at the main crack, and then bends up at far right where it meets support upright log. (fiberboard with text is temporary inside cover of skylight opening)

Below: Large crack is on other side of moldy log, in addition to cracks on side shown, but it is much larger and longer. The cracks shown on the cross beam logs are not structurally significant, but a normal part of the drying process; however, when mold attacks them, as it has the central beam then it weakens the log and collapse can occur, as you can see the log bend upwards at far right.
