<div>This is really difficult for me to do, but I have to ask for help. My son-in-law recently made a post about us undergoing a housing crisis. Let me explain. On October 1, 2022, I bought my dream home. I bought it from a friend on a land contract for $65,000. This house meant so much to me. We set the payments at $850 a month, plus I paid an additional amount to cover insurance and taxes because the seller still had a mortgage on the house. We calculated the paymernts and were both excited that I should be able to pay the house off within a little over 6 years. I thought this was my forever home, and it was big enough that I had room for my kids to come home should they ever need. I would always have a place for them. Total, I pay $1,100 a month. I have never missed a single payment. I won’t lie; I have been late. But, under the terms of the contract, I would be in default if I was 30 days late, which I have never been and have proof of. A few months ago, the seller contacted me saying that he was switching insurance companies, and they were asking for some repairs to be done and wanted some inspections. According to our contract, I pay him the money to cover the insurance, but I did not feel obligated to pay for these inspections and double checked the contract to ensure that this was not my responsibility. I did complete some of the repairs because it is my home, and needed these things done. I did try to have someone come out to do the inspections but struggled to find someone, and the person I did find was costly. I explained this to the seller and instead he told me to just take pictures of the house, specifically the roof, which I did. Over the past two weeks, I’ve been battling pneumonia. Thursday, as I was at the hospital having testing done, the seller sent me a message (right after I sent him my house payment, mind you), stating that the insurance company did not accept the pictures. As a result, the insurance has lapsed causing him “legal and financial” issues (he’s defaulted on the mortgage) and that I am going to have to move out. I have paid $31,880 on my house to date, which I can clearly prove. I know I need to seek legal advice. However, based upon what I have been told, though I will win the case, if the seller is losing the house to bank foreclosure, it is unlikely that there will be any way for me to keep the house. At best, I will be able to sue him to recover some of my loses. However, being right means very little when I don’t have the money for a legal fight. I have put all of my money into my house. And, though I’m going to fight because I will not let someone just take that much money and take away my sense of security for me and my family, I don’t know how I am getting money for lawyer fees. Additionally, I am still mostly likely going to have to find a new place to live. I have been to my bank and I have the credit score I would neeed to get a loan, but they also would need 5% down, plus appraisal fees and closing costs… approximately $6,000 for a $65,000 house. I was not expecting this. I don’t have that. Everyone in the area knows how impossible it is to find a place here to rent. Plus, I have two great danes. Renting is not going to be an option. My son-in-law lives in my basement, and my youngest daughter and granddaughter have had to come home. So, this isn’t just creating a crisis for my husband and myself.  I don’t know what to do. So, I’m turning to my friends and family. I need help with legal fees and costs of finding new housing. I appreciate any help, and I hope you don’t think I suck as a person because I’m asking for assistance with this. I’m attaching screenshots of how much I have paid just through cashapp payments. When I first bought the house, I was not paying through cashapp. However, everytime I made a payment, I would subtract it from the total principle and send the seller a screenshot. I have attached proof of what I had paid it down to as of the end of June. I’m blocking out his name because I am trying to be cautious for legal battles.
