Single Parent Needs Help

As most of my close friends know, I have been preparing, researching, and saving, to purchase land in Washington State for the last 4 or 5 years.  My goal is to relocate to the east side of Washington State with my daughter Aryana.  Things have been tough for her here in Tacoma, and I'd like her to be happy.
  Without getting too into detail, last year things got so bad, that I started Homeschooling her the 3rd day of the school year.  This particular school, the few children that she had met in the first 2 days, and the reaction by the vice principal to the situation, convinced me that she should never go to public school again. 
    My goal is to allow Aryana to grow up in a healthy, safe environment, where she can grow up experiencing nature, raising and caring for animals, growing her own food, and learning good morals, etc...  Instead of being in town, picking up bad habits, getting hurt, or worse.  She deserves that.
   Since I already work 7 days a week, by appointment only, it will make it possible for me to return to Tacoma for tattooing, and continue to work on a regular basis, even after moving.
   Currently, I work everyday that I can, I've been trying to sell the majority of my things, so I will have enough for a down payment, but it just hasn't been enough. It's hard to spend time with her if I'm always working... I have plenty of time to homeschool in the mornings, but not enough time to do things during the afternoon and evenings.  If any of you are interested in Hunting, Military, Camping, and/or Prepping items, contact me, and I will send you a list of what I have for sale.
  So, on to my dilema...  Unfortunately, most of the acreage I've inquired about, requires 25% or more down.  I have one owner that is willing to work with me.  He has offered to take 15% down and work out a payment plan that will fall into my budget.   I'm not sure how long this offer will be available, as this property is about to go on the market.   I am only $2,100 short of my goal.
The land already has a well, power at the road, and has been approved for a septic tank...  I have a trailer in storage that we can use as a first home on the property.
