We are asking for help from our West Linn community to help keep our neighborhood safe.

The city of West Linn has approved the development of 34 new homes at the end of Upper Midhill Drive. Although we would love to welcome new families to our neighborhood, the current road conditions and infrastructure are nowhere near safe enough to handle this number of additional homes.

The city initially denied this application because they were aware of the woefully unsatisfactory conditions. The developer has since pressured the city with threats of an even larger development. Despite factual evidence and impassioned pleas from the community, the city overturned that denial and are allowing the development to proceed, due to the developer's threat.

During the recent appeal process the following issues were found with the developer's application, we are asking for your help in spreading the following information.

Executive Summary

The application fails to provide the necessary evidence to support approval of the project for the following reasons:

• Highway 43/Arbor Drive interim mitigation is not an improvement for bicyclists, pedestrians, and transit and disabled users

• The traffic impact analysis (TIA) fails to account for the cumulative impacts of approved development in the area

• The TIA's assumed growth rate of 1% per year is not based on evidence

• The TIA fails to provide the raw traffic count data of October 2016 traffic counts
