Mom & Dad 3rd trimester Rental Sold

I just got a call this morning that shattered my world. I have to be out of my house by November 30th, nine days before my beautiful baby girl is scheduled to arrive in this world.

My baby and I just started our third trimester this last weekend and we could not be happier. Her father's transfer just went through and he is moving in with us full time over the next two weeks. We have started working on converting the spare room into our little lugnut's nursery. Once we had found out we had gotten pregnant we had debated moving, but with money being tight from having our first child and living  apart for days at a time, everyone had agreed that I shouldn't put my baby and my body threw the stress of moving at 6 months or more. So we decided to stay for another two years and save up a decent down payment, so we could give our child a stable home.

When my last roommate moved out three months ago, we took over the cost of the rent, knowing it would make money even tighter, figuring it would be a great little nursery. Our little family may not have much room, but we would be happy. Now sadly my little one will never see her first bedroom, because I received a call this morning that has devastated me; We are being given a little over 60 days to move out.
I have lived in my home for 8 years, a home that I was assured when I moved in would never be sold, and I could never buy. This was a big deal because as a senior in high school, I lost my home, due to an eviction in 2007. With our economy on the brink of recession, I found myself living out of my car and crashing on random friends couches for most of 2008. Until I got into a place that was way out of my price range and that wiped out the rest of my savings, due to not being able to keep reliable roommates. So after I moved out of there, I had almost nothing, being only 20, I found this house that was honestly a real dump, it was from the 1950s and had always been a rental. But with two roommates I could afford the rent as long as I kept a strict budget. I have spent 8 years here, and although the house is small, I was able to find a sense of home. I have a puppy that I love, and although it would be very tight I finally made enough this year to afford the rent, just my love and I. I felt safe enough to start my family, and sure that I would not put my child through the hard stuff that I went through. Then I got the call this morning, the owner died, and our house is being sold out from under us.

Daniel has a year left of school, he works long hours as a server and is already a great dad. As parents we've started looking at homes that would provide a good  and stable environment for lugnut.  Knowing we can afford a payment of roughly $2000 a month with a good budget. Right now we just do not have the down payment.

We have had very little saving, and had just decided to put half of it into finishing her nursery. If we instead apply our savings toward a 20k down payment, with closing cost we figure we would need to raise about 19k to get into a house we can afford. If not with the cost of rent being so high, first and last will eat up the rest of our savings, placing us right back into an unknown environment. We are now more then likely going to lose a majority of what we have spent the last few years building. Our puppy may have to go to a new home, if we can not find a place that will let us keep him. All our plans just went up in smoke.

Any help you can give would be appreciated. Everything we get is going to more then just a down payment on a house but a down payment on a home for our baby girl Catherine.

Hoping there is a silver lining to all of this, and at the very least this gives us some optimism.
