The City of Miami has just granted a Warrant to allow the current Anchor Marine facility right across the River from Spring Garden to be converted into a Restaurant with Outdoor Dining and Entertainment, very similar to the restaurants Sea Spice and Kiki on the River, east of the 5th Street bridge.

If you have been behind the Sea Spice and Kiki on the River restaurants during peak party time with the DJ’s and loud sound systems from the PARTY SCENE with the boats docked there, it is LOUD!!!!!!

Imagine having that right across from Snug Harbor and projecting sound into the neighborhood?? What would be the effect on our QUALITY OF LIFE and our FUTURE PROPERTY VALUES???? NOT GOOD…..
A developer has been working for over a year to get approval from the City of Miami Planning & Zoning Dept. for a Waiver to the current Zoning (D3 Marine Use) to allow for a Restaurant with Outdoor Dining at what is currently Anchor Marine at 961 NW 7th St., directly across from Snug Harbor in Spring Garden. It is a similar concept to Sea Spice and Kiki on the River, where they serve food and alchohol and have a DJ for music entertainment where boats can pull up to dock and birthday parties and events will be held, per the developer's plans.

The environment will be very similar to what exists at Sea Spice and Kiki on the River, with yachts parking, tying up creating a party atmosphere with music. The pictures below show renderings from the developer’s plans.

The City of Miami Planning & Zoning Dept. has just granted approval for the warrant application for the Anchor Marine Restaurant located @ 961 NW 7 Street on Friday. The Miami River Commission has already recommended against this project but the City of Miami decided to grant it.

If this project goes forward, the Spring Garden Neighborhood will be impacted by the noise coming from music from the DJ booth and people partying at the restaurant as well as sound systems from boats going to and from the restaurant. It will be a huge increase in boat traffic and noise to the Spring Garden neighborhood....

Anchor Marine has also been a good neighbor to have and provide local Marine jobs.

The SGCA and several neighborhood volunteers have donated countless hours to this particular project. We have spoken to the City of Miami Planning & Zoning Dept. and have made countless calls and emails. The next step is to hire an attorney to help us Appeal the Warrant granted by the  City of Miami Planning & Zoning Dept. The Appeal will go to the Planning Zoning and Appeals  Board. We have found an attorney who is highly recommended and specializes in these types of cases to represent us at the initial Planning Zoning & Appeals Board for $5000. There are also roughly $100 of filing of fees and an attorney lobbyist registration fee of $125 that needs to be paid to the City. We are trying to raise a total of $5500 to cover any other fees/expenses associated with this. The Spring Garden Civic Association has agreed to contribute $500 towards this.

People move to Spring Garden because it is a quiet oasis on the River close to the city center. The result of this Restaurant with Outdoor Dining / Entertainment would be a very negative impact to our quality of life and property values. If we do nothing this could fundamentally change our neighborhood and set the precedent for future similar developments….

We CANNOT ALLOW this project to go forward UN-OPPOSED!!!!

Hello concerned neighbors of Spring Garden:

The decision by the Planning & Zoning Appeals Board in favor of Spring Garden to deny the Warrant granted by the city for the Restaurant/Club at 961 NW 7th St was filed on December 29, 2017 by our Attorney, Tucker Gibbs has been APPEALED by the developer, Longmore LLC. to the City Commission.

This item will go before the City Commission on April 26th. We are continuing to retain our attorney Tucker Gibbs who did a phenomenal job helping us to win at the PZAB hearing. His opinion is that we have a very strong case and that the City Commission will not look favorably on the City's decision to issue the Warrant nor the lease agreement to rent 12,000 sq ft of City land for $10,000/yr for the Club/Restaurant to use for parking which works out to $833/month. You can't even rent a one-room efficiency for that price, much less 12,000 sq ft of Riverside land!!!

We will AGAIN need to show a LARGE PRESENCE at the City Comission from the neighborhood as much as possible to show our OPPOSITION to this CLUB/RESTAURANT!!!

We will need to fund this again to have attorney Tucker Gibbs represent us at the City Commission so I have adjusted the GoFundMe amount to cover this additional expense.

I wanted to let everyone know that we got a positive result today at the PZAB hearing this evening, the board voted 8 - 1 in favor of our Appeal so for now the Warrant has been stopped meaning the Club/Restaurant project cannot move forward. We showed great unity in our opposition to this and our attorney, Tucker Gibbs did a great job in representing us.

The developer can appeal tonight's decision and take this issue to the City Commission, so there is a possibility that we will need to come back for another hearing before the City Commissioners. We will keep everyone posted on what happens next.

All - I wanted to thank everyone who has donated to this so far and also provide some updates.

We have received a $500 donation from the Spring Garden Civic Association as well as $200 donation directly from Ernie Martin. So I have lowered the GoFundMe amount from $5500 to $4800.

As of today, Thursday Jan. 18th, we are at $4,125 and $675 short of our goal. Please pass this along to anyone who is concerned about this and may be able to donate.

Additionally, we are set for a hearing on January 31st with the Planning & Zoning Appeals Board and which will start at 6:30pm.


The agenda is not yet set but we will need as many as our neighbors there as possible to voice our opposition to this. I will update everyone as soon as the agenda is available.

Hello concerned neigbhors of Spring Garden, the appeal to the Warrant was filed on December 29, 2017 by our Attorney, Tucker Gibbs. We have been notified today that this item is now on the agenda at the Planning Zoning Appeals Board (PZAB) for Wednesday, January 31st.

We will need as much of a presence at the PZAB from the neighborhood as possible to show our opposition to this development. We are still short of our goal of $5,500.
