Save Dawn's Dog Boarding

I have been boarding dogs for almost 15 years. As a renter, I have had to move several times, as the homes I lived in went for sale and I could not afford to buy them. I currently live in a wonderful house that seemed perfect when I moved in, with the promise from my landlady that I could rent from her for as long as I like. However, the town zoning board has advised me I cannot stay here as the acreage required for what I do exceeds the acreage I rent. My wonderful landlady is willing to purchase another house for me to rent and I can put some of the monthly rent towards a down payment with the goal of me taking over the mortgage in five years. What she can afford is 3% down on a 100K mortgage. What we have found is that homes for that price need another 100K to turn them into a living and home dog boarding space. I appreciate any amount you can give.
