Help me save my home from foreclosure

Back in 2009 the house my Grandparents bought for my Mother and her children caught fire due to a faulty dryer. At that time I was sleeping in the room sharing a wall with the laundry room. I managed to wake just in time to get my Mother, sister and her 2 young children out of the house(my brother was thankfully not home). No one was hurt seriously, I suffered minor burns on my arms and legs because I tried to re-enter to grab some photo albums. But the next day we found out that family members who were supposed to be taking care of my Grandma's finances had taken out 100k in equity from the property and canceled the insurance without telling anyone.I was caught flat-footed. I received minor help from the redcross, and some of our neighbors. But in the end my Mother had to move in with my Grandmother, my sister moved in with her boyfriend, and I moved in with friends and immediately went to work.


It has been almost five years since then. I have been working in construction almost this whole time, I paid all the back property taxes and the yearly as well. I have been saving every cent I earn to put it into the house, I have networked, begged, cajoled, everything I could to restore the house under the rebuilding permits I have. I finally reached the last stage of the process, the next inspection is my Final. But I don't know if I'll make that far.
I have been placed as the executor of my Grandmother's trust, and her power of attorney as well, to prevent future "issues".


And now I find out that after working so hard to get to a stable point, stressing out daily about permits and inspectors and where am I going to live next so I can keep working, I find out that the people who took out the money had filed bankruptcy and have no legal responsibilities to pay on what is owed, and have stopped paying the lien as of 6 months ago. Did I mention there is a looming balloon payment on the horizon as well? And now I have to raise 5500$ to stop the foreclosure procedures and pay penalties and back insurance the bank provided due to the lack, by January or the house will be sold.


Now it has fallen to me to either pick up the reigns or lose the house I worked so hard to save from being demolished by the city, to the bank.


I'm at my wits end, I need to prove habitability before I can attempt to get a Cal-Vet home loan, I have to pay the delinquent balance on the lien before they try and sell my house, and I have to get ready for the balloon payment just in case I can't get the Cal-Vet.


I hope this reaches some good people, because I hate to admit it, but I need help. Anyone who knows me knows how much I dislike asking for help.

I think you've worked way too hard to fail at this point, failure won't be for lack of putting everything you've got into rebuilding. Just a shady loan made to an even shadier person. This house can't be repossessed after all you've put into it. People are good and will help!

Please put a then and now picture up of your once destroyed house. You've worked so hard for so long. I sure do remember that awful night. With you jumping around on burned up feet. Your mom has a recording of the absolute disaster. You've dedicated all your time, $ and energy into turning it back into the house you grew up in!
