Please Help Me Save My Home

As I write this, I am two weeks away from losing my home.

My property was severely damaged in the May 2010 Nashville floods. A year later, an equity line of $50,000 was taken out to rebuild the house. In early September of 2011, a couple of weeks after we moved into the completed house, my mother passed away and I began caring for my elderly stepfather, who suffers from a stroke-related brain injury and cannot be left alone. As a result, I have been unable to work outside the home for the last two years and am behind about $2000 on the loan payments. Unfortunately, the bank has refused to rework the loan and is demanding the entire amount be paid immediately. The property is valued at about $170,000 and is now in foreclosure over a $52,000 debt, with a sale date of Sept. 19th.

I applied for a Reverse Mortgage, which would have allowed me to access my equity and pay off the loan, but an IRS lien disqualified me. (This lien is being resolved through an Offer In Compromise, but is still several months away from completion.) The IRS lien also prevented me from taking advantage of available foreclosure prevention programs I would otherwise had qualified for.

My step-father's health has been steadily deteriorating, so I am in the process of getting him moved into an assisted-living facility, where he will get a higher level of care. This will also free me up to get back to work.

I have set a goal of $65,000, which will provide enough money to pay off the bank and stop the foreclosure, cover GoFundMe's fees to use this site, and allow me a little bit extra for a few months' living expenses while I bring my finances back into balance. I'm grateful that my immediate work opportunities are music-related, a field that has been dear to me for most of my life. I've missed it and am looking forward to immersing myself in it again. It's been too long.

It is very humbling to be in this position and to have to ask for help in this way. But sometimes God has lessons for you that can only be learned at the bottom. I am extremely grateful that you thought enough of me to take the time to read this, and any amount you are able to contribute to this goal is tremendously appreciated. I have some really great news to share! The threat of losing my home, though not over yet, has been greatly diminished. The bank agreed today to delay foreclosure until October 31! There will still be a few more financial hoops to jump through in the coming weeks, like an unknown amount of future legal fees that I must pay when they are incurred and an insurance premium I must purchase. But the bottom line is, if I stay in compliance between now and October 31, the date will be extended to February 28th. So, essentially, I now have about 5 months in which to find a new lender.

I am beyond grateful! I could never have done this without the generous support of so many wonderful people. To those who donated the funds that allowed me to meet the banks short term financial demands, thank you so much for your generosity! Down to the wire. The bank sent me an agreement today to hold off the foreclosure for 6 months, IF certain criteria are met by Wednesday! Those criteria will cost close to $10,000. So we need to raise another $2000 in the next 2 days.

You may have noticed that my financial goal has been lowered significantly, from $65,000 down to $15,000. The reason for that change is that I got some VERY good news today. A kindhearted, generous friend recently offered to guarantee my loan and the bank has tentatively accepted, with certain conditions.

1. I must first bring the loan current, as well as pay all fees, legal costs, insurance premiums, etc., BEFORE the current foreclosure date of September 19th.
2. CapStar wants to be paid in full by the end of the year, so I must find another lender by that time.
3. I must stay current with monthly payments.

So, the total amount I need to raise before September 19th has been lowered from $65,000 to $15,000.00. This will allow me to meet the bank's immediate requirements, as well as give me enough of a financial cushion to take care of the equity loan payment and my other monthly expenses, while I finish getting my stepdad (Jimmy Johnson) moved into an assisted-living facility. Once he is out of my direct care, I will be free to get back to work and start bringing my monthly financial picture back into balance. And breathe a little...

So, bottom line, the money already donated will help stop this foreclosure, but it's not enough to cover it all. So please continue to support this effort in whatever ways you are able - donations, sharing this site with others, positive, supportive thoughts, encouraging words, etc. I'm SO grateful for everyone's Love and support as I find a clear path through this very challenging experience.
