Help Me Get Mom a House

My mom recently retired due to health problems. She is having respiratory problems and needs to move from the city to a home with cleaner air. Unfortunately, solely with the retirement pension and ss income, it will be extremely difficult for her to purchase her own home using a mortgage loan. I want to surprise her with a house in a cleaner area and need the generosity of people from all over who can help.
Please donate and help me quickly raise the funds necessary to purchase a house for her so she does not have to worry about down payment, insurance and closing costs. This is why I am asking for $23,000 to ensure all is paid (down payment & closing costs). Gofundme also takes a portion of donations, so to offset that expense I put this amount. If I meet this goal, the amount that will be withdrawn will be much less due to Gofundme's fees.
My mom is a kind person who always set her interests aside in order to help others; White, Black, Latino, Christian, Atheist, Gays and Straight, Women and Men. My mom really wants a home and has been stressed trying to figure out how to find the money necessary to purchase her first home.
