40'x80' steel building with R35 wall insulation and R60 ceiling insulation, two story 3200 square foot ground floor shop with 14' ceiling, 3200 square foot second floor apartment with 7' walls and 13.5' center height ceiling, 10'x80' south facing greenhouse, all in floor radiant heat.

I have found the land and can buy it outright. I am looking for a construction loan to build the rest of the complex. All of the technologies that make self sufficient cooperative living possible are getting more efficient, robust, and less expensive every day. It's ironic that banks love to loan money on an ordinary house that is costly to maintain and requires much external energy that it uses inefficiently but for the same amount you can build a complex that will be cost free in perpetuity, have more uses, and house more people. However it's much more difficult to get financing. 

I have also been in contact with some people that know about grant writing and fund raising that might be able to help. I'm looking for other organizations that would possibly help like student cooperatives such as NASCO. The facility would house people including myself in 6 separate rooms and support an external makers group of about 200 using the shop in groups of up to 40. All of the infrastructure can be purchased for around $150,000 and buying shop tools, CNC lathe mill, 3D printer, carbon fiber station, compressors, welders, and outfitting the interior apartment space with accommodations that will never need replacing might cost another $100,000. It's less clear how much work would be required to grow and cook all of the food and source raw materials for biodiesel production and other cooperative living projects that benefited the participants. There is no question of its economic viability although the goal is not to make money but to devote the least amount of life's time and energy to the public economy and instead direct it toward enjoying a more interesting healthier lifestyle and better organic food.
