Please help us fix our home!

Hi everyone, This is my childhood house and a photo of me and my mom! when my mom and dad split up when I was 2, it was just the two of us in our house- which is a duplex with the middle wall knocked down. when I turned ten we moved into my mom's boyfriend's house down the road and started renting our house out. we had 4 different cycles of tenants. the last set of tenants we had, however, ruined our house.

a few months ago we finally decided to move out of her boyfriend's house due to personal reasons. when we asked our tenants to allow us to move back in, they obliged and left within 2 weeks. When my mom and I went down for the first time after they left, what we discovered was absolutely heartbreaking and sickening. our home was ruined.
the family (a mother, a father, and 6 daughters ranging from newborn to 14) tore up all the carpets but left the torn up padding and destroyed one of the two bathrooms, which my mom was taking $250 a month off their rent with the promise that they'd remodel it. one of the daughters pulled off all the caulking on the outside of an upstairs bedroom, which caused significant water damage and black mold to grow in the downstairs foyer. the house was filthy, and every wall was covered in drawings and writing by the kids. they tore all the fronts off the floor radiators.we also had a pool, which they did not maintain and it was also destroyed. among these damages are smaller things, like a cracked cooktop and oven, cracked tiles, unmaintained gutters, cigarette burns on our functioning bathroom sink, water damage to all the cupboards in the kitchen, etc.
My mom made a claim, but the insurance company said that it was "obvious it's just the way they lived" and the only compensation we received was for the writings on the walls which we were happy to receive, but it was not a very significant amount considering they caused at least $15,000 in damage. We're both really struggling to pay our bills, soon my student loans, and the mortgage on such a large house all at once, especially because we don't have a roommate yet.

We've had a lot of help painting and doing a few renovations from friends, but we still have a very long way to go. Any help would be greatly appreciated by both me and my mother. just you taking the time to read means the world to us.
